Cyprus is still a top holiday destination especially for the British and Germans who flock back there year on year. Cyprus banks are willing to lend against luxury Cyprus apartments and villas purchased by none residents so raising the necessary capital as never been easier. At the time of writing this article most banks in Cyprus are willing to finance up to 80% of the funds required to purchase a Cyprus house or apartment. This has prompted many U.K. home owners to remortgage their first homes in order to raise the deposit and then rent their properties out to other holiday makers which in turn could service their Cyprus loan repayments. So, if the time is right for you to invest in foreign property, the time is right to invest in Northern Cyprus property developments, before prices rise to south Cyprus levels. Finally, there are other rental properties in Cyprus that you may want to consider. Remember, buying is not the right choice for everybody. You may want to look into Cyprus properties that you can rent if you do not have the time, money, or patience to go through the buying process. One problem with Northern Cyprus is infastructure. To put it bluntly there isn't any! No buses, poor roads and little in the way of public services or utilities. Whilst Northern Cyprus is indeed a lush and beautiful country many Turkish Cypriots live close to the poverty line farming the land to scrape a meager living. So that cheap Cyprus property you are searching for probably does exist in the North but once you buy it your problems may have only just begun. With the "Cyprus problem" remaining unresolved you could find yourself living on land that many Greek Cypriots vehemently contest as being theirs by right. Not a comfortable way to live even if you do save a few thousand pounds and you could arguably face the prospect of losing everything in the future. But don't give up on finding cheap Cyprus property in the South because it is still there if you know just where to look for it. If you first get yourself acquainted with how the Cyprus property market "ticks" you will be better armed to negotiate yourself a real bargain overall. The way it works in Cyprus is a little different to other parts of Europe with some striking differences between the U.K. and Cyprus when it comes down to the nitty gritty of paying. In England the developer buys the land and pays the going rate before he lays a brick. Then when a house is finished you pay the full price as agreed and move into your new home. When you buy your cheap Cyprus property it works slightly differently in two distinct areas. Firstly as a rule of thumb the developers don't give sellers of the land any money! Bear with me here. They instead build for them several houses depending upon the size of the plot and the deal done ect. On a typical plot of sixty detached villas seven or eight would be built for the land owner and his family to own. With some four bedroom villas being worth over £cy250,000 this practice is turning many a poor Cypriot farmer into an overnight millionaire! The evidence of this new found wealth can be seen in the ever increasing number of luxury cars and glamorous power boats that are becoming the norm for many of these ex farmers. Many former land owner farmers have become millionaires off the back of the Cyprus property development boom. The weather beaten pick up trucks are fast being replaced with the likes of Mercedes Benz and BMW whilst the once tranquil fishing harbors are steadily filling up with luxury power boats. Luxury villas are springing up all over the Island too as the Cyprus property boom continues to pour new money into the country. Such measures as the introduction of VAT on the property sale prices and the escalating price of the land itself has done very little to abate this building frenzy. If you are still at the early stages of deciding which country in which to invest, then you probably should give careful thought to the fact that Cyprus tends to be at least 20% cheaper than either Spain or Portugal, despite having a much longer summer and therefore a much longer rental season. Raising capital against existing property has always been the norm especially for investors and property speculators so why shouldn't the avaerage buyer take advantage of the same methods. Banks and other financial institutions are usually happy to loan against the security of property because they are not really taking much of a risk. If they are only putting up 75% of the total value they can't go wrong and that's without even considering any increase in value the property will make before it's even finished. So if you have almost convinced yourself (as many do) that buying dream holiday apartments in Cyprus is only for those with pots of money under the bed, think again. You could be living your dreams in a few years from now and congratulating yourself on what a great move you made. Then again you might dismiss the whole idea and end up sitting in the cold at home thinking about how you almost nearly made the break but never actually did buy one of those beautiful Cyprus apartments. Whilst average wages in Cyprus remain considerably lower than those in places like the U.K. and Germany property prices continue to rise unabated. It really doesn't take rocket science to work out who the losers in this building bonanza are going to be. The gap between the wealthy and the not so wealthy in Cyprus has suddenly expanded to previously unimagined dimensions. The next generation of Cypriots will soon be lucky if they are able to afford a house or an apartment in their own country. Whilst this situation is of little or no interest to the now wealthy developers and former land owners it is pertinent to many young Cypriots looking for their first home. Getting onto the property ladder in Cyprus was never easy for them but soon it could be almost impossible. If a good return on your investment is important to you, then make sure you make extensive enquiries about the area you select.
